We put in an offer on a house. (House #4 if you remember.)
They countered with a higher offer. We countered back.
We had a price everyone could agree on. They agreed to pay closing costs and for the home warranty.
Everything was going along fine.
Then yesterday we had the home inspection.
*insert screeching brakes sound here*
To say I’m sad right now is an understatement. I came from the inspection, crawled in the bed with some raw cookie dough, polished that off and then took a nap because I was so upset.
In short: The foundation walls (basically the support to the rest of the house) need to be repaired. And the roof is old. So is the furnace (which also has a gas leak). And the A/C unit. And guess what? The tile in the shower needs to be fixed before it leaks into the ceiling in the family room. And the windows need to be fixed. And the electrical panel probably needs to be replaced but we have to have an electrician come in to determine for sure.
All told, we’re looking AT LEAST $20,000 in repairs/upgrades.
It’s time to walk away, I think.
I’m so upset because I still like the house. It’s still in a great neighborhood, the schools are excellent, the layout is wonderful, the upgrades that they decided to make are fabulous and I had already started decorating in my head.
It feels like we’re right where we started now. But I’m determined to get a place that is perfect for my family, something that is in top-notch condition and gives us everything we had on our checklist. I know it’s out there.
Now please excuse me. I’m heading back to bed.
Takeaway tip: Don’t fall in love with a house until AFTER you do a home inspection. Even new houses can have issues that the builders didn’t know about, so don’t get giddy until the house has been given the all clear.

Oh no! I’m so sorry this fell through, I know I would be crushed too. But, I totally believe that things happen for a reason and the perfect house for you guys is still out there. Just may take a little longer to get there, but it will be worth the wait I’m sure.
Oh my gosh, that’s horrible. But good for you for having high standards and knowing when to walk away. Something even better will come along!

Honey, I’m still in the learning stages of homeownership (because this girl is not about to get got!) so I don’t know a whole lot, but I have heard that these things cannot be rushed and it’s not all fun. But you will prevail and the fun days will follow.
Yikes! That is kind of lousy. But the market is good for buyers so you’ll find something great. I’m ready to buy now too but I think I want a condo, though I’ll miss the yard.
